Your Wedding Package Includes:


  • Exclusive Use of Our Venue:
    Enjoy exclusive access to our 4,200 sq. ft. barn, the covered porches, and the surrounding grounds, ensuring complete privacy for your celebration. The Barn has a maximum capacity of 200 seated guests with additional seating available on covered wraparound porches and surrounding grounds.

  • Bridal and Groom Suites:
    Both the Bride and Groom have their own private dressing rooms upstairs in the barn. The Bride’s room is east-facing to embrace the delicate morning sunlight, while the Groom’s is west-facing to catch the warm glow from a setting sun. Each room has a private full bathroom, elegant furnishings, and access to a lovely deck patio.

  • Catering Kitchen:
    Licensed and insured caterers or bar service providers may use the kitchen for prep and service (please note: cooking, grilling or frying is not available).

  • Multiple Ceremony Sites:

    Choose from multiple ceremony sites among the oaks or overlooking the blueberry fields.

  • Convenient Parking & Facilities:
    Ample, well-lit parking is available adjacent to the barn.

    Inside the barn, you’ll find two indoor handicapped-accessible restrooms, each equipped with a baby changing station.

  • Furniture and Decor Options:
    We provide 5 ft. banquet tables and white indoor/outdoor folding chairs for up to 200 guests, high-top cocktail tables, and additional tables for food, gifts, or cake display for use on the day of your event.

    A half-moon sweetheart table and a guest book table can be used to add the perfect finishing touches to your décor.

    Unique touches like our complementary bourbon oak barrels can be used as decorative elements, as an outdoor bar, or even as additional table surfaces.

  • Clients are welcome to enhance the venue space with extra tables, chairs, and tents as needed

  • Additional Features and Services:
    On your event day, an on-site staff member will be on hand to coordinate logistics alongside your wedding planner or day-of coordinator.

  • Rehearsal:
    We offer access to the venue for a one-hour rehearsal prior to your ceremony. Rehearsals are available Monday through Thursday, and should be scheduled at least 60 days prior to your event.

  • Engagement Session:
    We offer access to the venue for a one-hour engagement photo session at Cozy Oaks Farm. Sessions are available Monday through Thursday, and should be scheduled at least 60 days prior to your wedding date.

 

 

A non-refundable booking fee of $1,000.00 plus a security deposit of $750.00 is required to reserve an available date. Your selected date will be confirmed upon receipt of both the security deposit and signed contract. The remaining balance can be paid in full or divided into equal monthly installments, with the last installment due minimum 30 days prior to the event date. The security deposit will be refunded 14 days after the event provided there are no damages or contract violations.

Client must hire a licensed and insured professional Day-of Event Coordinator to oversee the entire event.

Client must purchase and maintain Event Liability Insurance with minimum $1 million per occurrence / $2 million aggregate to cover the entire time client, guests, vendors or agents are on the property.

All vendors must be properly licensed and insured, and carry current General Liability Insurance with minimum coverage of $1 million per occurrence and $2 million aggregate on the day of the event. Any alcohol must be served by a fully licensed and insured professional bartender, who must also provide liquor liability insurance of minimum $1 million.

Music and bar service must conclude 30 minutes prior to your scheduled event end time.

In the event of cancellation, all payments made toward your event are non-refundable.
